Management Fees
- 1–4 Units: 10% of monthly rent
- 5–40 Units: 9% of monthly rent
- 40+ Units: Custom portfolio pricing (negotiated)
Leasing & Marketing
- Leasing Fee: 50% of months rent once per year
- Marketing: Included
- Tenant Screening: Application fee paid by the tenant
- Renewal Fee: None
- Lease increase 2 months of the increase amount
Maintenance & Repairs
- Maintenance Coordination: Included
- Owner Reserve: Recommended $400 (or owner chooses amount)
- After-hours emergencies: Included in service
Inspections
- Move-in Inspection: Free
- Move-out Inspection: Free
- Quarterly/Annual Inspections: Free
Financial & Legal
- Eviction Coordination Fee: None
- Admin Fees: None
- NSF/Late Fees: Passed to the owner
- Owner Disbursement: By the 15th of each month
- Security Deposits: Held in trust/escrow account
