Management Fees

  • 1–4 Units: 10% of monthly rent
  • 5–40 Units: 9% of monthly rent
  • 40+ Units: Custom portfolio pricing (negotiated)

Leasing & Marketing

  • Leasing Fee: 50% of months rent once per year
  • Marketing: Included
  • Tenant Screening: Application fee paid by the tenant
  • Renewal Fee: None
  • Lease increase 2 months of the increase amount

Maintenance & Repairs

  • Maintenance Coordination: Included
  • Owner Reserve: Recommended $400 (or owner chooses amount)
  • After-hours emergencies: Included in service

Inspections

  • Move-in Inspection: Free
  • Move-out Inspection: Free
  • Quarterly/Annual Inspections: Free

Financial & Legal

  • Eviction Coordination Fee: None
  • Admin Fees: None
  • NSF/Late Fees: Passed to the owner
  • Owner Disbursement: By the 15th of each month
  • Security Deposits: Held in trust/escrow account
  • Financial Reports: Included (monthly + annual)

  • Rent Increase Fee: 1 month increase amount
